Toluca Woods has this charming, small-town feel to it and yet it has one of the best locations in the city of Los Angeles, California.
There are many reasons why it is a great place to live, but here are my top five reasons.
#1 Ideal Location. Toluca Woods is located in the Southeast part of the San Fernando Valley next to Burbank, North Hollywood and Toluca Lake. It is very close to the Ventura Freeway and the Hollywood Freeway, which makes it easy access to get to Downtown LA, Hollywood, and Pasadena. Not only is it just minutes away from public transportation, studios, shops and restaurants, but I have to say that the best part is that it is walking distance from not only the NoHo Arts District but also Toluca Lake Village AND Magnolia Park where there is lots to see and enjoy!
#2 Unique Mix of Homes. This is not a cookie-cutter neighborhood like you see in other areas. You have so many types of homes – some of the originals from the 1930ʼs, some just built within the last few years and a lot in between.
#3 Dog and Pedestrian Friendly. At all times of the day, you will see people walking their dogs, pushing baby strollers, power walking and jogging. This is a great neighborhood for that and people are always looking out for each other which is why:
#4 Great Neighbors and Community. I have talked to so many people in Toluca Woods over the years and they REALLY like their neighbors. Several people have told me that they help each other out and that they really donʼt want to move because they like their neighbors so much... something you donʼt hear too often anymore right? There are also community events like the 4th of July parade and bake sale that benefits a different charity every year AND the Magical Holiday Truck that travels through the neighborhood on Christmas Eve which is definitely a must-see!
Part of the reason this neighborhood is highly sought-after and not too many homes come up for sale is it is more affordable then some of the nearby neighborhoods. #5 Affordable by Comparison. According to the home sales for all of 2019, Toluca Woods was about $107 less per square foot that Toluca Lake... and theyʼre right next to each other!
